What is a BINSR?
The BINSR is a document used during an Arizona Real Estate transaction that stands for Buyer’s Inspection Notice Seller Response. The document is often nicknamed or simplified as “The BINZER.” This document is filled out by the buyer or their professional representation after the offer is accepted and during the due diligence period. In most cases, it is a list of requests, compiled from the home inspection report, that the buyer makes to the seller, in order for them to continue with the purchase of the property. They are essentially using the notice to inform the Seller of Non-Working items, Disapproved Items, or Repairs that need to be addressed by the Seller.
Following the response from the buyer, the seller is given an opportunity to review the requests and either make repairs, make some repairs, not make any repairs, replace items or offer concessions to the buyer. If the response from the seller is unsatisfactory, the buyer can elect to cancel the contract unless other terms and conditions have been agreed upon in the purchase contract.
In terms of negotiating the purchase contract, the BINSR is often a point of sticky negotiation and strategy. Thus, it is important to have a fully qualified home inspector and an expert realtor working jointly for the buyer’s best interests.. A well executed BINSR can mean that both parties are happy and the sale of the property proceeds. A poorly executed BINSR can cause termination of the contract.
Preparing the Buyer’s Inspection Notice Seller Response (BINSR) can be a time consuming and tedious task. It is important to extract the details of the home inspection report, the photos observed from the home inspection report, and the wording from the home inspector’s observations.
